Syracuse is a great place to live, the heart of Onondaga County and center of New York State. Onondaga County, with a population of about 450,000 people, is recognized for its excellent public school systems, great hospitals, and vibrant communities. Syracuse has been ranked in the “10 Best Places to Own Real Estate” by Fortune magazine, and Manlius, one of its suburbs, was listed as one of the “Best 100 Places to Live” in America by Time magazine’s Money. Syracuse and its surrounding communities are regarded as being family-friendly, with quaint neighborhoods and fun events. Additionally, the numerous parks and lakes draws in many nature-lovers and summer vacationers.
The county seat of Onondaga County, the city of Syracuse is situated on the southern end of Onondaga Lake.
As the fifth most populous city in New York State, Syracuse is considered a more affordable option to other municipalities, and offers a wealth of outdoor recreation opportunities in the region’s many parks and lakes. Additionally, Syracuse has a long history, particularly in the realms of trading and salt production. The communities surrounding Syracuse are more rural and are primarily made up of a commuter population.
The population of Syracuse currently sits at about 145,500 people.
Syracuse, being one of the largest metropolitan areas in the region (similar in population to Rochester and Albany), has a more diverse real estate market. When it comes to property types, this city is made up of single-family homes, condos, and other multi-family homes—though single-family detached properties make up the highest percentage of the market. As a city, Syracuse appeals to a range of buyers, including families, professionals, investors, and (though less so) retirees.
Single-family homes for sale make up a significant portion of the listings available in Syracuse. Architecturally, these homes range in style and construction date, including single-story and multi-story builds. For buyers searching for homes in new construction neighborhoods, the largest, estate-size properties are situated further out in some of the new subdivisions. These homes sometimes allow for some customization from the buyer, and are built typically in contemporary styles, such as Craftsman and Modern Farmhouse.
As Syracuse has a long history, there are a large number of historic properties available for sale. Stylistically, historic homes include Italianate, Victorian, Farmhouse, Ranch, and variations of these. Some of the oldest properties in the city were built as far back as the 1890s. In general, however, historic properties are typically priced lower than newer homes, as these often require renovations and updates that can be costly. Some properties require that buyers will be able to fund the necessary renovations before purchasing. As well, historic homes for sale can also be zoned for commercial use.
The majority of condo complexes—high-rises and mid-rises specifically—are found within the center of Syracuse, specifically around the downtown area. In regards to style, a lot of apartments are situated within older buildings that have been repurposed or renovated, and so brick and loft-style units —though they are quite desirable. Complexes such as Plum Court and the Loew's Landmark Building are sought-after for their central location, close to amenities, but in the case of the latter, the historic significance as well.
One of the best parts about living in Syracuse are the amenities that city living offers. Some of the downtown highlights include the Everson Museum of Art, the Museum of Science and Technology, the Landmark Theatre, Rosamond Gifford Zoo, and Destiny USA—the city’s largest shopping center with an amusement park inside. Armory Square is one of the biggest attractions, recognized particularly for its dining and entertainment in historic buildings.
The city also hosts the New York State Fair, the New York State Blues Fest, the Syracuse Jazz Festival, the Syracuse Arts & Crafts Festival, and more throughout the year. When it comes to education, Syracuse is served by the Syracuse City School District, and is also home to Syracuse University, SUNY Upstate Medical University, and SUNY College of Environmental Science and Forestry.
The city is also known for its parks, which include but are not limited to Thornden Park, Barry Park, Schiller Park, Burnet Park (and golf course), and Onondaga/Upper Onondaga Park.
