Northwest of the city of Syracuse with easy access to the Thruway, Liverpool is a lakefront village with a population of around 2,200 people. Residents of this community enjoy the beautiful homes, excellent schools, and variety of amenities, and find it a great place to raise a family. Liverpool also encompasses Onondaga Lake Park, which is a popular attraction. The park has a great biking/roller skating paths, as well as a separate jogging/walking path that both run parallel to Onondaga Lake.

The community of Liverpool sits on the eastern end of Onondaga Lake and, like its neighbor Syracuse, is part of Onondaga County. The village of Liverpool itself is located west of the I-90, although the smaller communities in the near vicinity, including Woodard, Bayberry, Salina, and Clay are also considered part of this area. Liverpool’s name comes from the northern city in the UK.
Liverpool’s population is currently about 2,300 people.

As a suburb of Syracuse, the Liverpool real estate market comprises almost entirely single-family homes and properties, though there are a selection of condos—particularly in some of the neighborhoods in Liverpool’s north end. On average, a home is priced similarly to Syracuse, though properties are a bit larger in size. This is just one of the reasons why Liverpool’s neighborhoods are sought-after by families. They offer quieter, smaller streets and a little more space to grow.

New construction homes for sale in Liverpool are typically tear-downs that have been recently re-built, and are quite rare to find available on the market.
As mentioned above, Liverpool is a family-oriented community. Homes for sale have the square footage to accommodate a growing family, with three bedroom constructions being typical of the area. Properties built between the 1970s and late-1990s tend to be the largest—at about two to three thousand square feet on average. Other features of real estate in Liverpool include substantial front and back yards, sometimes with a shed or other building behind the property.
Undeveloped lots and land are also found often on the Liverpool real estate market. However, these properties are usually zoned for multiple dwellings as opposed to buyers looking to build their dream single-family home.
Top Liverpool Highlights & Amenities
Liverpool, a slower-paced option to Syracuse, sees a multitude of homebuyers who are commuters. It’s about a 10 to 20-minute drive to the downtown, a number that depends on location and traffic, which many find doable. In short, though Liverpool might be a smaller, quainter community, it’s only a short distance away from the big city amenities—including museums, parks and entertainment, and the Syracuse University campus.
Perhaps one of the most popular highlights, Liverpool is home to Onondaga Lake Park, which is located right on the eastern side of the lake. This large green area features a marina and boat launch, a seaplane base, pickleball courts, a skate park, and playground, a museum, a visitor center, and more. In December, Liverpool hosts Lights on the Lake, which is a drive-through light exhibition for the holiday season.
Liverpool is part of Liverpool Central School District, which includes thirteen schools and a preschool. This includes Liverpool Elementary School and Liverpool Middle School.
